You're contemplating selling your home and you know there are some things you can do to prepare  for marketing, but where do you start? Here are 4 things you should do to stage for re-sale, no matter what type of home - large or small.

1.  De-personalize - I know you have heard it before, but this is Big!!   You might be surprised, but when a potential prospect walks into your home and they are contemplating a possible purchase, and they see a cute picture of your grandchild or a family portrait,  they start thinking about YOU.  They say what a lovely baby or I wonder when this family photo was taken. They are thinking about YOU and not about THEM living in this house.  People are easily distracted  and you want people to be thinking about THEM, not YOU.

2.  Neutralize the Color Scheme - Did you know that next to scent people react most strongly to color?  You may love your bright vibrant colors but that doesn't necessarily transfer to the person who may wish to purchase your home.  Neutral earth tones are soothing and often serene - so before the for sale sign goes on the lawn, consider an inside paint job.

3.  "Edit" Your Rooms -  Most people want their rooms to feel bigger, so how do you accomplish that?  Start by minimizing the number of items in your rooms.  That doesn't mean remove everything.  The truth is some people have a hard time imagining what will fit in a room if there isn't something there to give them a sense of space.  You do want to reduce items to a bare minimum, with plenty of space for the eye to focus on.  This visual space will help enhance the size of your room.

4.  De-Odorize -  The number one sense that people react to most strongly is scent.  So look for a neutral scent for your home.  Try to keep  cooking that leaves distinct odors like bacon or fish to a minimum  and using an air freshener such as Oust will eliminate odor producing bacteria and has flavors like fresh cotton that will help "clean" your air .
